Structure

Protection

Rubberized Bitumen: 2 coats of Cold rubberized bitumen emulsion dried to a flexible protective and damp-proof membrane shall be applied to all exposed surfaces of concrete and blockwork below ground level in contact with the soil.

Pre construction anti-termite treatment

pre construction anti-termite treatment to the substructure shall be carried out with material containing active ingredient approved by authority at the time of foundation works-20 years warranty

Damp proof course

Damp proof course shall be provided for the tie beam layer from M/s. Index, Defend or Equivalent with joints overlapped by 100mm - for all block works in the Ground Floor.

RCC Superstructure

Column, Beam and slabs Structure with various sizes as per the structural design

External Wall

The periphery walls shall be 200/250 mm thick pre-insulated concrete block wall with necessary RCC structure manufacturer - Hussain abbas ,phoenix ,bucomac ,apex or equivalent

Internal Wall

200mm/100mm thick hollow concrete block walls shall be B.S. 2028 built in C.S.mortar 1:3 manufacturer - Hussain abbas ,phoenix ,bucomac ,Al Ghurair ,Juma al Majid or equivalent

Cement

OPC and SRC cements from National cement factory ,jabal Ali cement factory or equivalent

Reinforcement steel Steel

All reinforcement for substructure and superstructure shall be high yield strength deformed steel bars having yield stress of 460kN/sq. mm BS 4449with DCL accreditation bar marks from Emirates steel or equivalent

Sand

Fine quality black washed sand and white washed sand From reputed supplier in UAE

Metal works

Fine quality Metals by Tiger metal industries /Oasis metal industries /al jazeera metal products or equivalent

Utility Slab

Kitchen: 20 CM concrete slab with sink drain board or equivalent. Toilet: 20 CM concrete slab at wash basin area.

Roof Water Proofing

Roof Waterproofing Works: shall be with “COMBO ROOF” water proofing system.Henkel Polybit,tek n coat ,Imperbit or equivalent

Wet area water proofing

Liquid Cold-applied modified polyurethane, which forms a seamless elastomeric waterproofing membrane (1.5mm thk)from fosroc/henkel polybit /Mapei /tek n coat or equivalent

water proofing membrane for ug tanks

Any underground tank water proofed externaly with bitumen torch applied system minimum 5 mm thick of good quality from fosroc/henkel polybit /Mapei /tek n coat or equivalent

Plumbing

Painting

Interior paint: 2 coat stucco, 1 coat primer and 2 coat emulsion from Jotun/Berger or Equivalent. External painting -exclussive exterior piants from Jotun/Berger or Equivalent

Electrical

Cables-concealed wiring with Dubai cables/Riyadh /Oman cables with everoplast ISI Conduits (Medium) adequate light, fan plug controlled with ELCB, MCBs. Modular Box, Front Plate, Switches and DB of ABB/Legrand, Provision for data and telephone as per MEP Drawing.
